Planning History

A planning application was submitted on the 24th May 2010, application number KET2010/0253, by Taylor Wimpey East Midlands for the construction of eight residential dwellings. The application was supported by the case officer and recommended for approval. On the 16th September 2010 the application was refused at planning committee on a majority decision of four to three. On the 7th March 2011 an appeal was submitted, appeal number, APP/L2820/A/10/2142675/NWF. The appeal was dismissed on the 12th July 2011 and a copy of the appeal decision is attached to the legal pack.

Marketing History

Subsequent to the appeal decision, the site has been offered for sale through Commercial Agents specialising in Licensed Premises and whilst there have been expressions of interest no satisfactory offers have been received.

Services

We are advised that main drainage is located on site and that other main services are available for connection in the adjoining highway. Prospective purchasers should however make their own investigations with regard to the availability of services.

Plan

The attached plan shows an indicative drawing prepared in 2009 for the construction of a two storey Public House with forty two car parking spaces. Plans of the proposed residential development are also attached.

Uplift Clause

Taylor Wimpey, the original developers of Mawsley village, have had discussions with the vendors in the past in relation to a payment in respect of any uplift in value to the site due to a revision of the planning use category of the site.
