Our Guide to Selling at Auction

If you are needing a quick sale and completion, then auction can provide the quickest, easiest way to sell. Also, if your property suits auction (needs renovation or refurbishment, tenanted, commercial, or land), then auction could deliver a sale price higher than you might expect too.

  1. Contact our team. They will be able to offer advice as to whether your property would suit auction, and if they think it is, they can put you in contact with the auctions team.
  2. The auctions team will come out to your property to provide a free, no-obligation valuation, provide their advice as to what it could achieve, and the best way to market it to achieve it.
  3. If you decide you want to go ahead with auction, you will need to sign an auction agency agreement, and then the auctions team will go about preparing the paperwork required to sell your property (EPC, local searches, reports), as well as liaising with your solicitor for them to prepare the legal pack.
  4. The auctions team will ensure your property is marketed online as soon as possible, with property details, photos and information about the auction process to assist any potential buyers. This will go onto the Auction House website, property portals such as Rightmove and Zoopla, as well as to a national mailing list of auction buyers.
  5. On the run up to the auction, the team will host a number of Open House Viewings. These allow any potential buyers to come and look around the property, ask the auctions team for any advice, and start to gather interest to deliver competitive bidding in the auction room.
  6. A few days before the auction, the auctioneer will call to discuss what you would like the reserve to be set at, this is the price in which the property cannot sell below. They will be able to let you know their thoughts based on interest levels, any offers received, as well as how many people have viewed and downloaded the legal pack.
  7. Auction day is here! Your property will be offered in lot order, and hopefully there will be numerous bidders in the room willing to fight it out to be the winning bidder. Once the gavel falls, you will have exchanged and the team hand over to your solicitor to organise completion.
  8. You will then have 28 days to arrange to move out any belongings you have before completion occurs, provide any other keys to the property to the auctions team, and wait for your solicitor to transfer the monies into your account.
