3 acre fenced grass paddock on the edge of the village
The land comprises a permanent grass paddock of approximately 3.03 acres (1.22 hectares) adjoining residential properties on the outskirts of the village. It has extensive road frontage to the Hull Road leading into the village from the south from which a wide gated field access is available. Great Hatfileld is about 3 miles from the East Yorkshire coastline and the land is on the western edge of the village fronting the road from the resort town of Hornsea towards the city of Hull.
We understand that mains water is not connected to the land but may be available in the area for connection. Purchasers are to make their own enquiries. There is no electricity connection to the land.
The land will be subject to an overage clause whereby the vendors or their successors in title will receive 30% of any uplift in value arising as a result of obtaining any planning consent for a change of use other than agriculture, horticulture or equestrian use, for a period of 30 years from the completion of contracts.
PUBLIC RIGHTS OF WAY, EASEMENTS AND WAYLEAVES
