A SINGLE BUILDING PLOT WITH OUTLINE PLANNING CONSENT FOR THE ERECTION OF A TWO BEDROOM DETACHED BUNGALOW CLOSE TO THE TOWN CENTRE
A rare opportunity to purchase an individual building plot in one of Driffield's prime residential areas, close to the Town Centre. The plot has the benefit of outline planning consent for the erection of a single storey dwelling (access, layout and scale to be considered). Indicative drawings submitted with the application show a two bedroom detached bungalow of approximately 815 sq ft and an attached single garage.
Tenure
Freehold with vacant possession upon completion.
Situation
The plot is located within comfortable walking distance of the Town Centre and all main amenities. Driffield is a thriving Market Town that earned its title of Capital of the Wolds because of its central location and ease of access to the large surrounding towns and Cities of Beverley, Bridlington, Malton, Hull and York. Recently listed in the 2019 Sunday Times list of 101 most desirable places to live, it is enjoying a renaissance period with a large number of new homes under construction and general redevelopment of brownfield sites.
Planning Consent
Outline planning consent was granted on the 22nd March 2019 under Application No: 19/00043/OUT for the erection of a single storey dwelling (access, layout and scale to be considered). A copy of the notice of decision and accompanying drawings can be found on the East Riding of Yorkshire Council website using the planning public access page and entering the application number in the search.
Boundary Fencing & Access
The purchaser of the plot will be required, withing 2 months of completion of the purchase to erect a 1.8m close boarded fence between points A & B shown on the included plan. The purchaser will also be required to construct the new opening in the boundary wall and a tarmac drive for number 17 St Johns Road (on the area edged blue on the plan). This will include the creation of a dropped Curb and access drive onto Woldholme Avenue (in accordance with Highways specification). The new opening in the wall should be made good, with appropriate supports where necessary, but not gated.
