Harkins Care in Hull

Care provider in Hull for sale

Located about three miles from the centre of Hull, this established business is well positioned to meet local demand for care services.

This demand is strong: in 2023/2024 the Care Quality Commission estimated that more than 4,300 people in Hull were accessing long-term adult social care support, with approximately 615 accessing short-term support. A 2026/2027 adult social care profile compiled by Hull City Council acknowledged that there are continuing increases in demand, with more people needing help to live at home.

The auction lot includes three elements of the care service business.

Harkins Care

This established business offers specialist care, respite and support services. These include homecare services providing domestic support, companionship and tailored care plans, among other provisions. According to documents provided by the vendor, a profit and loss report made up to 31st July 2026 recorded a gross profit of over £196,000.

Projections for 2027 are for a gross profit of more than £346,000. Buyers are advised to carry out their own financial, legal and due diligence.

Ivy House

Ivy House is a registered residential care and respite facility. It currently provides accommodation and personal care for up to five adults with learning disabilities, autism, physical disabilities or sensory impairments.

The accommodation includes accessible bedrooms, lifting equipment, a wet room, communal kitchen and accommodation for staff.

The facility has an adjoining day care centre. This features a substantial open-plan activity area, fitted kitchen and ancillary accommodation. Some finishing works are outstanding. Once complete, the centre can accommodate up to 20 attendees.

Supported living bungalows

15 self-contained supported living bungalows have recently been completed and are ready for occupation. These are attractively arranged in rows around a central courtyard. Although the interior layouts vary, each bungalow has its own living room, two bedrooms, a shower room and fitted kitchen.

Property investment opportunity for an existing operator

Commenting on the property, Simon Dee, Valuer at Auction House Hull & East Yorkshire, said: “This is an exceptionally unusual opportunity to acquire an established specialist care business alongside substantial purpose-built property assets.

“The site offers an incoming purchaser an immediate operational base together with significant capacity for future growth. Its strongest appeal is likely to be among established supported-living and specialist-care operators seeking to expand their services, although we also expect interest from healthcare groups, housing providers and specialist social-care investors. With demand for suitable care accommodation continuing to grow, opportunities combining an existing business with this scale of modern accommodation are seldom offered to the open market.”
