In our February 2022 livestream auction, we listed an end terrace cottage in the sought-after area of Falmouth, Cornwall. Guided at £125,000 - £135,000, the property required full refurbishment throughout.

Our winning bidder managed to secure the deal on auction day at £176,000, snapping up an exciting redevelopment opportunity with the plan to let out as a holiday rental on Airbnb once refurbishment work was complete.

The buyer, Christina Everington, explained how as soon as they saw the property, they instantly knew what they wanted to do with it and how they planned to get the most out of it.  Christina said: “Different neighbours would stop to tell us the stories of the house and the previous lady that owned it. We even uncovered a few of her personal items inside the walls. We were very much welcomed to the neighbourhood and people were so happy to see the property being respectfully renovated as it had been abandoned for many years.”

For a first-time auction buyer, Christina took on a property primed for renovation, benefitting from a small courtyard area that was packed with possibility.

Although, no matter how well you plan, redevelopment often comes with unexpected twists.

“We got planning permission for the balcony, most of the neighbours were so encouraging and supportive except for a minority who didn't want us putting a balcony over our parking, as it damaged the view from their garden. The renovation took a pause until we could clear everything with the council, as it appeared one additional permit was needed. This was the biggest, unexpected glitch which took far too long to clear up but we succeeded with the original plans and in the end the neighbours even said how much they love the balcony!”

The renovation work completely transformed the cottage, and the vision was finally brought to life. Contemporary, neutral tones were used to create a timeless, versatile space, combining modern style with a warm and inviting atmosphere.

When asked if the buyer has any advice for someone who is planning to tackle a similar restoration project, Christina mentioned: “My advice to anyone would be to always expect the unexpected. There are always surprises and fixes that come along the way. By the end of the restoration, you have the team of all the right people but it takes time to find those magical people. We always prioritised using local services which I think is important in small towns and helps to become a part of the community. The process didn’t put me off in the slightest, and I even took on another property in Spain at the same time.”

Then once winning the final bid it was all very straight forward and precise.
