With superb views across the Cheshire Plain, Fields Farm is an extraordinary opportunity for entrepreneurial farmers or developers.

Sitting atop the rolling countryside of Cheshire, Fields Farm is aptly named. From its elevated position on Woore Road in Buerton it enjoys glorious views across its 43-acre dominion, which was once harnessed as a large dairy farm.

The cattle stalls are now empty, but with plenty of agricultural land at its disposal, and various outbuildings ready for use or conversion, Fields Farm is just waiting for the right buyer to return it to its roots or reimagine it into an equine business or other exciting commercial enterprise.

Buyers will get their chance to make their vision a reality on the 15th June, when the property and its land will be auctioned by Auction House Cheshire, Staffordshire & Shropshire for a guide price of £1 million (plus fees).

Comfortable country living

The two-storey farmhouse is in need of some updating – and has potential for redevelopment with the right permissions.

Period features are found throughout the property, with exposed beams running through most of the principal rooms. These are particularly striking in the dining room, which is also given character by its floor of traditional red tiles.

In its current form, entrance is via the front porch. To the right is a large pantry, which could be transformed into an office, and to the left is a good-sized country kitchen. The latter leads through to a dining room, perfect for tucking into hearty meals after a hard day in the fields. An adjoining utility room with a W.C., which is also accessible from the front of the house, provides a handy area to wash up without tramping mud throughout the house.

On the first floor are three bedrooms, one of which connects to a family bathroom.

The farmhouse is accompanied by a total of 13 different outbuildings. These include an open-sided Dutch Barn, a tack room, stables, shippons, dairies, storerooms, motor shed and a timber turkey rearing shed.

Village life

Fields Farm is located between the villages of Audlem and Woore. Audlem is a historic village peppered with independent shops, including an antiques shop, local butcher, delicatessen and three pubs.

Further shops and amenities can be found in Nantwich, a charming market town filled with shops and cafes, which is just a 20-minute drive away. The M6 is also within easy reach for journeys north towards Liverpool and Manchester, and south towards Birmingham.

Time for a new legacy

Commenting on the property, Lukas Chetwyn, Area Manager for Auction House Cheshire, Staffordshire and Shropshire, said: “This incredible farm has been in the same family for generations, but the time has come for a new chapter, and a new owner with the vision to write it.

“The expansive land and ready-built outbuildings make this an attractive proposition for farmers or those looking for the right location for an equine-based business. Redevelopment is also an option if the right permission is gained, which would open up even more opportunities to a buyer with ambition.

“In addition to its business potential, this farm also comes with fantastic scenery thanks to the views across the fields that gave the property its name. It really is an idyllic location for a country living.”
