A three-bedroom property sold through Auction House South West has been given a new lease of life, demonstrating the potential that can be unlocked when buyers look beyond a property's current condition and see the opportunity within.
When 22 Castlemead Close in Saltash, Cornwall, appeared in our February online auction, it was clear the property needed significant modernisation. What it also offered was an exciting opportunity for a buyer prepared to take on a renovation project and transform it into a modern family home.
Situated in a cul-de-sac close to popular local schooling, the property offered a living room, dining area, kitchen, three bedrooms and a bathroom, together with a garage, off-road parking and front and rear gardens.
With a guide price of £120,000, it attracted strong interest and competitive bidding, eventually selling for £161,000.
Seeing the potential
The before photographs show a property with plenty of potential but in clear need of investment. The kitchen featured older cabinetry, worktops and worn flooring, while the bathroom had dated sanitary ware, tiling and flooring. Elsewhere, bold colours, patterned wallpaper, tired finishes and areas of deterioration highlighted the scale of the project.
Outside, the gardens and decking area were overgrown and weathered, providing further scope for improvement.
For the successful bidder, however, the property's condition offered the chance to start afresh and unlock its potential.
A complete transformation
The finished property is almost unrecognisable.
The kitchen has been transformed with contemporary grey shaker-style units, light work surfaces, modern appliances, new flooring and neutral decoration, creating a much brighter and more appealing space.
The bathroom has undergone an equally impressive makeover, with the previous suite and finishes replaced by large marble-effect wall tiles, modern sanitary ware, chrome fittings and patterned flooring.
Throughout the property, bold and dated decoration has made way for a consistent neutral colour palette. The bedrooms have been freshly decorated and carpeted, while the hallway and staircase have been updated with new carpets, white woodwork and a much cleaner contemporary finish.
The living accommodation has received the same treatment, with fresh decoration and carpeting complemented by a feature fireplace.
