Auction House South West’s May livestream auction delivered some excellent results across a wide range of properties, with competitive bidding and strong interest from buyers throughout.

The auction’s catalogue contained 44 standout lots, including residential developments, commercial investments and plots of land.

Several of the catalogue’s lots sold even before the auction took place. In total, nine lots sold prior to auction day, indicating a healthy market demand. By the close of the auction, 83% of lots had sold, raising over £3,575,000 for clients.

Nut Bush Cottage


Lot 1 sells for over three times its guide price

The first lot of the 7th May auction, 28 Nut Bush Lane, got the auction off to a flying start, with several eager bidders battling it out for the final sale. Guided at £70,000, the freehold detached bungalow in Torquay was in need of major renovations. However, its generous plot and enviable location in the seaside resort made it a big attraction among bidders. After strong competition, the bungalow sold on the day for £256,000, more than three times its guide price.

45 Greenbank Avenue


The strong start continues

Lots 2 and 3 also enjoyed success. 45 Greenbank Avenue in Plymouth was a four-bedroom terrace in need of renovation throughout, providing keen-eyed investors with the perfect opportunity to re-sell or rent out at a profit. The gavel eventually went down at £258,000, well above its £160,000 guide price.

51 Priory Road, also in Plymouth, had plenty of bids too. With three bedrooms and view from its front elevation, this property was in need of updating to maximise its potential. Bidders showed a real enthusiasm, which resulted in the property selling for £167,000, a comfortable margin above its £125,000 guide.

Myrtle Cottage


Fire damaged cottage attracts competitive interest

The final lot of the auction was a two-bedroom mid-terraced cottage in Truro. Following a fire originating from a neighbouring property, the first floor suffered severe damage, with the roof and structural timbers no longer in place. Despite the destruction, the property proved an exciting auction lot. Guided at £80,000, the cottage sold at auction for £138,000, an excellent result and proof that residential development projects remain in high demand.
