House-hunters who love properties with a rich history should put 2 Morants Court firmly on their radar. With origins stretching back to the 13th century and a notable past owner, this property is brimming with charm.

2 Morants Court will be offered to auction by Auction House Kent on Monday 30th November for a guide price of £550,000 - £600,000 (plus fees).

Rich in period detail

The earliest surviving record of Morants Court dates from 1272, when a land grant was signed by William Moraunt. Today, the oldest remaining part of the overall building dates from the 15th century with many of its other features originating from subsequent time periods. In particular, considerable extensions were carried out in the 19th century, which was also when much of the structure was re-fronted.

The manor’s most notable owner was Sir Edward Meyerstein, who purchased it in 1912. Sir Edward was a stockbroker and philanthropist who was knighted for his services to the health sector. His beneficiaries included Middlesex Hospital in London, which received £350,000 for its expansion. Sir Edward was also a distinguished personage in the local area, acting as High Sheriff for Kent from 1937 to 1938 and again from 1941 to 1942.

After his death, the grounds were briefly taken over by the Home Guard during the Second World War. The property was then broken up into four separate dwellings in the 1950s.

Comfortable and characterful

2 Morants Court benefits from plenty of attractive period features. These include high ceilings, feature fireplaces, and decorative ceiling roses and cornicing.

The property’s accommodation is split over three storeys. On the ground floor is a spacious sitting room, which enjoys verdant views over neighbouring gardens, and a sociable kitchen/dining room. The first floor has a family bathroom and two bedrooms. The principal room is particularly generous and has its own full-length walk-in wardrobe.

On the second floor are three additional spaces. These versatile rooms could be used as bedrooms, a study, nursery, dressing room or playroom.

Outside the property is a private enclosed garden featuring some sun-soaked seating areas, a pond, a shed and some planted borders.

A desirable location

The house’s position at the foot of the North Downs will make it easy for a future resident to explore the surrounding Area of Outstanding Natural Beauty. The North Downs Way National Trail alone has 153 miles of spectacular walks and cycling routes to discover.

2 Morants Court is also appealingly located for commuters. Sevenoaks is just a seven-minute drive away, and its train station offers fast services to both London Bridge and Charing Cross. The M25 is easily accessible too.

Commenting on the property, Auction House Regional Sales Manager for Kent Philippa Martinez said: “Morants Court may not be a single property anymore, but each dwelling continues to possess a huge amount of character. The spacious rooms and decorative features mean 2 Morants Court could be a great home for someone who likes to entertain. It could also become a wonderful family property with plenty of room for a young family to make memories in. Properties with interesting histories such as this rarely come to market, so we advise interested bidders to make sure they’re ready to place their offers.”

Modern method of auction

2 Morants Court will be sold via the modern method of auction, also known as a conditional auction. More details can be found on the lot listing.

The auction will begin on Monday 30th November at 1pm, closing from 11am on Wednesday 2nd December.

Interested bidders can reach out to the Auction House Kent team by calling 01622 948 750 or emailing kent@auctionhouse.co.uk.
