As 2025 draws to a close, we’re taking a closer look at one of our strongest performing regions of the year: Aberdeen.
It has been a year marked by renewed confidence, consistent buyer demand, and a noticeable shift in how both investors and homeowners view the Granite City.
With nearly 50 properties sold across Aberdeen and the surrounding areas, Auction House Scotland has played a pivotal role in helping sellers achieve strong results, providing a trusted route for those looking for alternative solutions for estate agents or what to do with properties that won’t sell through traditional methods.
To reflect on the past 12 months and look ahead to the Aberdeen housing market in 2026, we spoke to Matt Gunn, our Business Development Executive and Property Valuer who works extensively across Aberdeenshire:
How has the Aberdeen market performed in 2025?
“Overall, the Aberdeen market has been strong and steady. One of the biggest shifts we’ve seen is in the flats rental sector. After a prolonged period of oversupply, buy-to-let Aberdeen investors are seeing appealing rental returns once again.
At the same time, the mid to higher end of the market is increasingly attracting owner-occupiers, with families and professionals relocating within the region. This healthy mix of buyers has helped properties move more consistently than in recent years.
Crucially, properties are selling, which is positive news for the wider area. ASPC data reflects strong conversion rates from listings to completions, and property for sale in Aberdeen is seeing renewed buyer confidence.”
With nearly 50 Aberdeen properties sold this year, how do Auction House Scotland plan to build on this success in 2026?
“Our success comes down to two things: accurate pricing and knowing our audience. Auction works exceptionally well when a property is priced to attract the right level of competitive bidding, and that’s something we continually work on.
Another key factor has been the breadth of our partnerships with Aberdeen estate agents and sourcers. Their trust and collaboration have helped us bring properties to the right buyers and provide alternative solutions for estate agents facing challenging listings.
As we move into 2026, we plan to deepen these partnerships, continue adapting to buyer trends, and maintain the high level of expertise that sellers have come to expect from Auction House Scotland.”
Standout Aberdeen sales of 2025
While we’ve supported countless successful sales this year, a few properties truly highlight the impact of choosing the auction route:

Cockley Croft, Maryculter
A four-bedroom farmhouse that had been listed on the open market for nearly four years with no success. When the sellers approached us, we repositioned the property strategically for auction, resulting in a sale within just 13 days and achieving £25,000 over the guide price. This is a prime example of how auction can help you decide what to do with properties that won’t sell.

129 Wellington Road, Aberdeen
This former women’s refuge had sat vacant for an extended period, having been listed with three different Aberdeen estate agents without progress. Working collaboratively with one of our partners, we brought the property to our auction audience, who often differ from typical estate agency buyers. This property attracted strong interest from investors, particularly those looking for Aberdeen investment property opportunities or buy-to-let Aberdeen prospects.
What could the 2026 market look like for Aberdeen?
“There are, of course, factors that may introduce uncertainty - particularly recent redundancies within the oil and gas sector, which naturally creates some concern.
However, despite those challenges, I remain optimistic. Aberdeen has shown real resilience this year, and the fundamentals driving buyer demand are still present. For sellers and investors looking at property for sale in Aberdeen, as long as properties are priced competitively and marketed effectively, the market will continue to perform well into Aberdeen housing market 2026.”
Looking Ahead
Aberdeen remains a region full of opportunity for homeowners, investors, and sellers seeking a faster, more certain route to sale. Auction House Scotland continues to offer expertise in navigating the local market, providing solutions for what to do with properties that won’t sell, and delivering alternative solutions for estate agents.
